Paramount Title, Utah's Premier Title Service

Paramount Title is a Utah corporation created in 1976. It is co-owned by Steven L. Knott and Robert M. Tucker. For 25 years, Paramount has been underwritten by Commonwealth Land Title, the oldest title underwriter in the world.

Commonwealth is part of Land America, which is the holding company of Lawyer's Title, Transnations Title formerly Transamerica, and Commonwealth Title. Land America has annual revenues of about two billion dollars $2,000,000,000.

Paramount's strong underwriting protects people who receive title policies issued by Paramount as well people who deposit money and deeds in trust with Paramount. Paramount receives and disburses several millions of dollars each month.

Title Function
Utah law presumes that buyers and lenders who acquire interests in real property know about all publicly recorded documents, whether or not they have been told about them. To be protected, a prospective buyer or lender must search the records or hire someone to do it for them.
Escrow Function
The seller gives the deed to Paramount and the buyer gives the purchase money to Paramount. The deed and the money are held in trust until Paramount records the deed.

In a loan transaction, the borrower places the mortgage in trust and the lender places the loan proceeds in trust until the mortgage is recorded.
